The real estate industry in the Netherlands is one of the most sophisticated in Europe. In fact, some Dutch real estate companies are among the most active in the international arena, and are major players in the ongoing integration in European markets. The paper describes the sectors of the real estate industry, i.e. residential and commercial (offices, retail and industrial), social housing policies, and the characteristics of the major companies. Individualized descriptions of listed real estate firms and funds are included, in addition to information on the volume and functioning of the mortgage market. European mortgage market: An overview 1992-2003

The development of the European mortgage market, its current situation in terms of volume, growth, prices, interest rates and new products, and an analysis of mortgage integration are the focus of this paper. The recent creation of the European Mortgage Finance Agency (EMFA), as an attempt to build a single European securitization market, is an important step toward integration within the wider goal of EU financial integration. Obstacles to integration, potential members of the EMFA, and its main goals and advantages are discussed in the forward-looking section of this paper. In addition, the paper deals with three important aspects of the EU mortgage market, taken as a whole: • How it operates. Other aspects considered include transaction costs, transparency requirements affecting credit institutions (European Code of Conduct), and a classification of mortgage products on the market. • Refinancing in Europe (as compared to the USA). Reset and switch protocols at Landauer limit in a graphene buckled ribbon

Heat produced during a reset operation is meant to show a fundamental bound known as Landauer limit, while simple switch operations have an expected minimum amount of produced heat equal to zero. However, in both cases, present-day technology realizations dissipate far beyond these theoretical limits. In this paper we present a study based on molecular dynamics simulations, where reset and switch protocols are applied on a graphene buckled ribbon, employed here as a nano electromechanical switch working at the thermodynamic limit

Hyperon ordering in neutron star matter

We explore the possible formation of ordered phases in neutron star matter. In the framework of a quantum hadrodynamics model where neutrons, protons and Lambda hyperons interact via the exchange of mesons, we compare the energy of the usually assumed uniform, liquid phase, to that of a configuration in which di-lambda pairs immersed in an uniform nucleon fluid are localized on the nodes of a regular lattice. The confining potential is calculated self-consistently as resulting from the combined action of the nucleon fluid and the other hyperons, under the condition of beta equilibrium. We are able to obtain stable ordered phases for some reasonable sets of values of the model parameters. This could have important consequences on the structure and cooling of neutron stars.Comment: 6 pages, 2 figures. Accurate and automatic NOAA-AVHRR image navigation using a global contour matching approach

The problem of precise and automatic AVHRR image navigation is tractable in theory, but has proved to be somewhat difficult in practice. The authors' work has been motivated by the need for a fully automatic and operational navigation system capable of geo-referencing NOAA-AVHRR images with high accuracy and without operator supervision. The proposed method is based on the simultaneous use of an orbital model and a contour matching approach. This last process, relying on an affine transformation model, is used to correct the errors caused by inaccuracies in orbit modeling, nonzero value for the spacecraft's roll, pitch and yaw, errors due to inaccuracies in the satellite positioning and failures in the satellite internal clock. The automatic global contour matching process is summarized as follows: i) Estimation of the gradient energy map (edges) in the sensed image and detection of the cloudless (reliable) areas in this map. ii) Initialization of the affine model parameters by minimizing the Euclidean distance between the reference and sensed images objects. iii) Simultaneous optimization of all reference image contours on the sensed image by energy minimization in the domain of the global transformation parameters. The process is iterated in a hierarchical way, reducing the parameter searching space at each iteration.
